Industrial units set to lie idle as businesses leave town

BY ENDA CUNNINGHAM

Galway City’s industrial property market is continuing to be hit by the economic downturn, as well as businesses moving out-of-town to more modern units, according to a new report.

And any potential tenants who have made enquiries about leasing industrial units in the city are demanding very flexible lease terms.

According to the report, low quality industrial units close to the city look set to remain vacant, with newer, purpose-built industrial parks in Oranmore and Claregalway set to attract all the interest from potential tenants.

Many existing industrial tenants in the city have begun to ‘abandon ship’ in favour of more modern out-of-town premises.

However, the report from DTZ Sherry Fitzgerald did find that despite the “surprisingly weak” performance of the market, vacancy rates in Galway are lower than anywhere else in the country.

The outlook for the rest of this year is bleak, with the lack of suitable industrial space and the recession being blamed.

At the moment, there is a vacancy rate of 13.5% in Galway, 15.4% in Cork, 24.4% in Dublin and 28.7% in Limerick.“
