Auction to net €1.75m in sales
Allsop are set to put 15 residential and commercial properties in Galway under the hammer next week, which have reserve prices totalling €1.75 million.
The properties will form part of a nationwide auction of 250 lots (with a combined reserve of €31m) in the RDS, Dublin on Thursday, February 26.
Commercial Director Robert Hoban said: “An interesting twelve months lie ahead for the property market in this, an election year. With general economic indicators looking positive, there is a renewed confidence in the property market as a target for investment.
“We expect to see an increase in the volume of residential and commercial properties placed on the market in 2016, to meet this growing demand. For example, our database of buyers has grown by 12% to over 64,000,” he said.
Highlights of the Galway properties include a detached four-bed house, together with a chalet and store room in Oranmore.
Sundowne House on the Coast Road is situated on a site extending to one-third of an acre, and the reserve price is €180,000.
There is also a detached five-bedroom tenanted house at Merlin Lane in Doughiska which carries a reserve range of €120,000 to €160,000.
In Cleggan, there is a parcel of agricultural land measuring 39 acres, as well as a detached house and outbuildings up for auction with a reserve range between €120,000 to €155,000.
There is also a selection of family homes across the county, including an attractive three-bed detached house at Cartymore North in Athenry with a reserve of €100,000; a mid-terrace three bedroom house at Danesfort Court in Loughrea with a reserve of €65,000 and a semi-detached three-bed house in Ashfield Drive, Derrymullan, Ballinasloe reserved at €50,000.
Among the commercial properties up for sale are three separate warehouses in Briarhill Business Park.
Unit 45 comprises a 9,600 sq ft ground floor retail warehouse with office accommodation overhead, currently rented to TREM House of Mercy church. The reserve price is €190,000 to €220,000.
55B is a 9,622 sq ft retail warehouse with overhead office accommodation, with a reserve of €230,000 to €250,000.
55C is a 7,000 sq ft retail warehouse with overhead accommodation and a reserve of €160,000 to €180,000.
In the city, Unit 2D on William Street West is a ground floor retail space (700 sq ft), which is currently rented at €9,600 per annum.
In Ballinasloe, a three-storey building on Main Street housing the former ‘The Usual’ bar and a retail unit has a reserve of €80,000 to €90,000.
A mixed-use building on Dunkellin Street in Loughrea (ground floor retail let at €7,200 per annum and two 2-bed apartments overhead) has a reserve price of €70,000 to €80,000.
