Traffic concerns may put skids under roller rink plan

City planners have expressed concerns about vehicular access to a new leisure centre and roller rink planned for the site of a former cash and carry on the Monivea Road.

Lynne Byrne – who already operates Adventure Alley in Gorey, Co Wexford – has sought permission for a material change of use from wholesale to recreation and leisure with associated café, parking and landscaping at the former ‘Mangan Bros’ site on the Monivea Road.

The plans involve a roller rink, toddler area, party room and arcade games, as well as a café.

However, planners have now requested a traffic and transport assessment to demonstrate the effect the proposed development will have on the roads network.

They have also asked for management arrangements with regards to the proposed oerating of the sliding gate, and how access will be facilitated; and how access will be granted to the adjacent property through a proposed new entrance.

“It is proposed to create a new entrance to the adjacent property, however, you have not indicated that you own the adjacent lands or submitted consent from the owner of those lands for such works to take place,” they tell the developers.

“Some of the disabled spaces are inadequately sized while positioned at points furthest away from the entrance to the building.

“Please submit revised proposals which indicate the correct dimensions and position of all disabled spaces in close proximity to the entrance to the building,” planners said.

They have also voiced concerns about proposed signage, indicating they will not allow neon signs as indicated, and that four 12-metre high flagpoles is excessive.

The applicant now has up to six months to reply to the Council, or the application will be deemed withdrawn.
