Proposal for 60 new homes in Tuam lodged with Council

Plans for the construction of nearly 60 houses and apartments on a site off Weir Road in Tuam have been lodged with Galway County Council.

Evolution Development Ltd – which is headed by Mike Pender, formerly of the Kenny Group – have sought permission to develop the 4.4-acre agricultural site (with residential zoning) at Killaloonty, around 200 metres from the junction of the Weir Road with the N17 and 500m from the town centre.

The proposal is to demolish the existing substandard and derelict dwelling house and outbuildings on the site and create a new residential development with 58 homes and parking for 113 cars.

“The zoning on site is Residential (Phase 1) and can be considered as an inner-urban suburb where a high-medium density of residential development is considered appropriate and reflective of the existing pattern and character of development locally.

“In response to the increasing variety of in family sizes and household structures, and the general requirements of local people to Tuam, a variety of units have been provided with 2, 3 and 4-bedroom choices within apartments, terraced and semi-detached units.

“Particular emphasis has been made to the overall long-term sustainability of the estate, in order to provide a high-quality and easily integrated new residential estate,” the application reads.

The plans involve 7 blocks of duplex units with a mix of 14 two-bed apartments at ground floor level and 14 two-beds at first and second floor level; 5 blocks of terraced houses with 22 four-bed units and 4 blocks of semi-detached houses with 8 three-bed units.

“Having regard to the zoning of the site, the absence of any flood events/history, the brownfield nature of the site, and the level and variety of surrounding residential development, combined with the convenient access to the town centre and associated amenities, it is considered that the proposed development is in accordance with the requirements of the draft Tuam Local Area Plan 2018-24,” the application reads.

Under social housing legislation, an agreement in principle has been reached to transfer 4 two-bed ground floor apartments and 2 three-bed semis to the local authority.

A decision of the application is expected from County Hall at the beginning of September.
