New energy efficient homes on east side of the city go on sale

O'Malley Construction's new Cúirt Bhoirne development in Roscam, Galway.

O’Malley Construction has launched the first phase of new 3, 4 and 5-bed energy efficient homes in Roscam, on the eastern side of the city, on a site with spectacular views over Galway Bay.

Phase 1 of Cúirt Bhoirne includes 29 A-rated detached, semi-detached and terraced homes of various sizes and layouts with prices starting from €345,000 and rising to €520,000 for a large 5-bedroom house.

The houses will include many new building features which will make them more comfortable and energy efficient. The new standards of construction will include concrete floors and stairs which give greater sound proofing and fire resistance.

Underfloor heating is also being provided on the ground floor which will complement the main heat pump system and achieve a BER rating of A2 for each house. This is achieved through additional insulation, airtightness, ventilation controls and a highly efficient heating system providing 24/7 hot water and advanced user controls.

Internally, the layouts are focused on providing bright, usable living spaces with generous storage and comfortable surroundings. Each home comes with a main bathroom and separate en suite off the main bedroom. Modern kitchen designs and other options to personalise the tiling, fitted wardrobes and fire surround are available.

Externally, the houses have been architecturally designed to use a brick front elevation in combination with natural granite window cills and heads. This along with the stone dash to side and rear will ensure very little maintenance and an attractive appearance using natural materials.

Accessed through Boireann Bheag and adjoining a 9-acre parkland with play areas, tennis courts, walks, Cúirt Bhoirne will comprise 64 units in total.

The development is registered with the Help to Buy (HTB) scheme and First Time Buyers may currently avail of up to €30,000 of tax refund, subject to Revenue conditions.

O’Malley’s have also employed the services of Ventura Design to complete the full furnishing and fitting out of a showhouse. This can be viewed by appointment in line with Covid guidelines.
