At a Sherry FitzGerald auction at Leopardstown Racecourse in Dublin, the Galway office had the most valuable lot, when a former railway station property, Ross Lodge’ in Rosscahill sold for €433,000. The 1890s is a protected structure set on 3.25 acres of lands and a separate guard house. The property was converted to a family home in 1935 and is currently in need of full renovation. The price was more than double the €180,000 guide price. It was on the market in 2005 with a guide price of €1.25m.
Also in last week’s auction, a one-bed end-of-terrace townhouse on Rosary Lane in the city, No 10 Taylor’s Hill Court achieved a price of €249,000, which was €79,000 over the €170,000 guide price.

A 143-acre farm located around 15km from Ballinasloe town sold for €1.4 million at auction last week. The farm at Castlesampson, Athlone went to auction is three separate lots before being offered as one overall lot.
Bidding saw €115,000 on 13.2 acres (Lot 2), €600,000 on 77.53 acres with farm buildings (Lot 3) and €340,000 on 52.43 acres (Lot 4). The overall farm (Lot 1) was then offered and bidding opened at €1m and reached €1.2m.
After deliberation, the auctioneer sought offers for the individual lots and after brisk bidding, increased offers of €125,000 (Lot 2), €680,000 (Lot 3) and €390,000 (Lot 4) amounting to €1.195m – €5,000 short of the offer for the overall lot. One last opportunity was given for interested parties for the individual lots and the offers increased to €1.23m.
Before consultation with the vendors for decision to sell as one lot or in individual lots, the auctioneer sought offers for the overall farm in one lot and offers increased to €1.3m. After a break, additional offers were received and the hammer fell at €1.4m to a local farmer.
Auctioneer Ivan Connaughton said: “We were delighted with the result. It is an exceptional farm with an extensive range of farm buildings. We had interest from all over Ireland. There was interest in all lots, with many disappointed underbidders for the individual lots. We now need similar farms and parcel of lands for interested parties on our database,” he said.
