Council gives green light to Monivea Road development

The City Council has given the green light for the construction of more than 50 new homes, a medical practice and offices on the Monivea Road, despite strong objections from locals.

Green Way Estates (Sligo) Ltd was granted permission to develop the five-acre site at the former Heneghan’s nurseries opposite Eircom.

The plans involve the construction of 52 houses (2, 3, 4 and 5-beds) with public open space and 80 parking spaces; a medical practice, dental practice, offices and 52 parking spaces.

A total of 16 objections and submissions were received, which argued that the density of the development would be too high and out of character with the area as well as issues of overlooking and overshadowing.

Locals also took issue with proposed access points at the rear of the dwellings, which they said could raise security issues.

There were also concerns over the structural integrity of existing boundary walls; parking issues; felling of trees; traffic congestion; construction noise and dust and asbestos on the site.

In the plans, the residential scheme is broken into four distinct zones, with each unit fronting onto one of five internal ‘street’s.

City Council Executive Planner Peter Staunton wrote: “Generally, all of the proposed dwellings within the development site are set well back from the existing neighbourhood residential units, thus ensuring that the proposed dwellings should not be overbearing or give rise to issues of overshadowing or overlooking.”
