Auctioneer reports strong interest, with properties exceeding guide prices

Bidding at the O’Donnellan & Joyce winter auction last week was described as “fast-paced”, with more than 40 properties sold.

Auctioneer Colm O’Donnellan said there was a superb mix of residential, commercial and land up for grabs, and properties performed “exceptionally”, reaching their reserves and over.

Some of the highlights of the auction were a detached property in Barna, which sold for €436,000 and a semi in Shantalla in Galway which sold for €375,000.

Cois Chéibh, a four-bed detached (with an option for three further bedrooms in the basement area) with sea views and measuring 3,000 sq ft, opened with an offer of €100,000 from the floor, and 40 bids later, the gavel came down at €436,000. The Advised Minimum Value was €310,000.

No 38 Rahoon Road in Shantalla, a four-bed semi-detached dormer bungalow fitted out to a high standard and with a large conservatory to the rear, sold for €375,000. Its AMV was €335,000. 5 Bóthar Stiofáin in Rahoon, a four bed dormer bungalow, sold for €335,000. Its AMV was €300,000.

A two-bed duplex apartment at Cuan na Coille, Fort Lorenzo in Galway saw bidding open at €180,000 and after five bids, the property sold for €200,000, €35,000 over its AMV.

A large four-bed end-of-terrace house at Brú na Mara in Fort Lorenzo attracted nine bids and the gavel came down at €235,000, €5,000 over its AMV.

In Ballybane, 103 Monivea Park, a three-bed end-of-terrace with a self-contained one-bed flat, saw bidding open at €160,000 and sold at €225,000. The AMV was €200,000.

Agricultural land measuring 1.1 acres at Corbally, Loughrea – which had an AMV of €10,000 – had a number of interested parties, and sold for €16,000.

A two-bed apartment at Cuan na Coille on Taylor’s Hill in Galway, saw bidding open at €160,000 and after 26 bids, it sold for €196,000. The AMV was €175,000.
